Lighting that keeps people safe, and complaints down

Common-area lightingIn a unit complex or commercial site, lighting is part of safety and security. Residents need to see steps and paths at night, car parks need to feel safe, and entries need to be well lit. When lights fail, the body corporate or owner is usually the one responsible, and the one fielding the complaints.

  • Dark spots at nightFailed path, garden or bollard lights on walkways.
  • Flickering fittingsAgeing fluorescent tubes and failing drivers.
  • Lights on all dayFaulty sensors, timers or photocells wasting power.
  • Damaged poles & bollardsVehicles, weather and age take their toll on outdoor fittings.

Pair lighting maintenance with emergency light testing to cover common-area lighting in one program.

Reactive repairs vs a maintenance program

Fix it when it fails Scheduled maintenance
Dark areas Failures sit until someone complains Faults found and fixed on regular rounds
Call-out costs Separate visits for each failure Repairs grouped into planned visits
Budgeting Unpredictable Predictable costs for committees and owners
Records Little or no history Reports showing what was checked and fixed

The LED upgrade case

  • LED fittings use far less energy than older fluorescent and halogen fittings.
  • Longer lamp life means fewer failures and fewer maintenance visits.
  • Upgrades can be staged area by area to suit sinking fund budgets.

Why good common-area lighting matters

Safety & liability

Poorly lit steps, ramps and paths are a common cause of trips and falls. Keeping common areas properly lit reduces the risk to residents and visitors, and the liability that comes with it for owners and committees.

Security & CCTV

Cameras need light to record usable footage. Well-maintained lighting in car parks, entries and laneways makes CCTV far more effective and deters unwanted visitors.

Running costs

Lights left on around the clock because of a faulty photocell or timer quietly add to the electricity bill. Correctly set controls and efficient LED fittings bring costs down.

Neighbours & light spill

Poorly aimed floodlights can shine into bedrooms and neighbouring properties. We position and adjust fittings to light the area you need without the glare.

Need cameras too? See our security and CCTV service.

Big thank you to Matt and Lincoln for changing over 3 lights. Made the initial enquiry on Friday, not expecting anything to be done for a while, but Jo had us booked in for Monday morning.

Lighting maintenance FAQs

Who is responsible for common-area lighting?

In most unit complexes the body corporate is responsible for lighting on common property. In commercial buildings it depends on the lease, but it is often the owner or the tenant for their own space.

How often should lighting be checked?

It depends on the site. Busy complexes and commercial sites benefit from regular rounds, often quarterly, while smaller sites may only need checks a couple of times a year.

Is it worth upgrading to LED?

Usually, yes. LED fittings use much less power, last far longer and reduce maintenance call-outs. We can stage upgrades to suit your budget.

Can you fix lights on timers and sensors?

Yes. We service photocells, time clocks and motion sensors so lights come on when they should and switch off when they are not needed.

Do you replace damaged light poles?

Yes. Like our Kallangur job, we replace damaged poles and foundations, and can upgrade to brighter, more efficient fittings at the same time.

Do you provide reports?

Yes. After each visit we report what was checked, repaired and recommended, so managers and committees have a clear record.

We have had the team from Fully Wired Electrical services out twice now and we were so happy with their work. First time to install a new cooktop and the second time to put downlights in along 7 new celing fans. One had to be placed under the skilion side of our roof, requiring some of the roof panels to be removed to get to it. The job was done in 1 day and with their speed and efficiency managed to get the roof done between the patches of rain we were getting. The office team were very professional, great communication providing us with a quote before the job then accommodating the booking day and time around my baby's naps. Highly recommend and will be using their services again in the future.

Big thank you to Matt and Lincoln for changing over 3 lights. Made the initial enquiry on Friday, not expecting anything to be done for a while, but Jo had us booked in for Monday morning. The boys turned up on time, efficiently completed the job and tidied up well after themselves. Not something we've always experienced with other trades. We've used FWES on a number of occasions now and regardless of who comes out, they're always communicative, efficient, respectful and professional. The FWES team are a pleasure to deal with.

It's rare that Tradies will show up exactly on time - yet this is exactly what Matthew and Ollie did. Even though there was an hour 'window' for arrival, they were on site at the start for 6.30am. Fast & efficient, installing a complete house of wired fire alarms and a new fan. I felt I had my whole morning back, no interruptions. Whole process from initial phone inquiry, to booking and installation was quick. Neat, presentable and tidied up after the job was done. Highly recommended!

I’ve engaged Fully Wired on a couple of occasions and both times they have been great to deal with and with competitive pricing. I recently had Alex out to complete a quote, and he and another employee (whose name I’m not sure of, sorry!) were brilliant despite being presented with a challenge first thing in the morning (which they overcame). Super impressed and will continue coming back to these guys for future electrical needs.

Adam and Ollie showed up on time for our EV Charger installation today. They had the unit installed in two hours, left the site clean and tidy. Once they had left, I noticed that our inverter and battery wasn’t functioning as it should and put in a call, request a return visit. This was obliged the same day - a couple of hours later. They showed up willing to explore and fix the issue. Very helpful, they restored everything functioning as it should. Great team and great service. I will be using them again for future works. Thank you very much.

I highly recommend Fully Wired for any electrical needs. I have now had 2 separate electrical services done. Last year Alex installed several outdoor power points and also gave us great advice about future requirements for a spa. Last week we had Zac & Linkin install a couple of heaters under our patio. We are very impressed by the fast service and attention to detail.
